How we will market your Property
Our success in the letting of properties is due to the extensive advertising and marketing service we offer our landlords. Every property is made available through our office, on our web site and in various property magazines and newspapers. Our computerised system enables our negotiators immediate details on all our properties so that we can match a suitable property to the applicant’s requirements.
After discussing specific requirements with prospective tenants arrangements to view appropriate properties are made. All prospective tenants will view properties with one of our experienced viewing agents.
Inventory and Schedule of condition
Before tenants move in we will prepare a detailed inventory and a detailed schedule of condition. At the end of the tenancy
The Tenancy Agreement
Lawrence Copeland tenancy agreement has been drawn up in conjunction with specialist property lawyers and is carefully worded so as to protect the landlords rights and interests. The tenancy agreement complies with the current requirements of the housing acts, in instances where the letting is arranged to a company the tenancy agreement follows contract law. Following the signing of the tenancy agreement the first months rent and security deposit is collected prior to the tenant moving into the property.
Market Appraisal and Advise
One of our experienced lettings managers will visit your property and make a professional rental assessment taking into account current statutory regulations, the property’s size, age, condition, location and fixtures and fittings.
As a client of Lawrence Copeland, the first thing you will discover is that we’ll take time to find out what you want from your lettings and Management service. Do you simply want us to find a tenant for you or do you want us to undertake a full lettings and management service, in which we also collect the rental monies and attend to all matters arising during the tenancy. LETTING ONLY
If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you-and you can leave us to advertise the property, find tenants, set up the rental agreement and carry out all necessary administrative duties.
Finding a tenant
Finding the right people to live in your property is crucially important to you and to us- so we take the greatest trouble to secure responsible, careful tenants who pay their rent regularly and in full, whilst looking after your property with care and consideration. We carry out in-depth checks on prospective tenants, including credit searches, references and employment details.
Carrying out the necessary administrative duties
Before the tenancy begins we will:
- Carry out credit searches and references
- Draw up and execute the appropriate tenancy agreement and statutory notices
- Prepare a detailed inventory and schedule of condition for the property
- Ensure all the meters are read and the responsibility for the services is transferred to the tenant
- Collect initial rent and deposit
- Advise you on regulations governing gas and electrical safety, as well as furnishings
- Provide advise on law, tax and insurance if required
